October in Truckee & North Lake Tahoe: Real Estate Market Update + Local Events
October in Truckee & North Lake Tahoe π
Fall has arrived in Truckee and North Lake Tahoe, and October is one of my favorite times of year in the mountains. The summer crowds have eased, the aspens are turning, the trails are still in great shape, and there's that unmistakable crispness in the air that means winter isn't too far away.
This month, I'm sharing a quick look at September's real estate market, along with some of the best events happening around Truckee and North Lake Tahoe this October.
π‘ September Real Estate Market Update
September showed continued strength in pricing around Truckee, while buyers remain selective heading into the fall season.
In Truckee, the median sold price reached approximately $1.475 million, up 13.5% from August and nearly 29% compared with September 2025. Active inventory stood at approximately 336 listings, down about 21% year over year, while homes spent a median of 65 days on the market.
Around North Lake Tahoe, market conditions continue to vary considerably by community, property type, and price point. That's especially important in our area, where everything from a Tahoe City condo to a lakefront home or luxury property can influence the broader numbers.
What Does This Mean for Buyers & Sellers?
For buyers, fall can create opportunities. Properties that have been on the market through summer may have sellers who are more open to negotiating on price or terms.
For sellers, lower inventory can be encouraging, but buyers are still paying close attention to value. Pricing and presentation remain especially important.
And in a market as diverse as ours, Truckee, Tahoe Donner, Northstar, Donner Lake, Tahoe City, Kings Beach, Homewood, Tahoma, and the surrounding communities can all perform very differently.
If you're curious about what's happening in your specific neighborhood, I'd be happy to put together a more detailed market analysis.

π Fall in Tahoe
One of the things I love most about living in the Truckee-Tahoe area is that the lifestyle doesn't stop when summer ends. After more than 20 years in Tahoe, this transition between seasons is still one of my favorite times to be here.
October brings cooler mornings, changing leaves, quieter trails, and a community starting to shift toward winter. It's also a great time to explore the trails while the air is crisp and experience Tahoe outside of the peak seasons.
If you're thinking about buying or selling in Truckee or North Lake Tahoeβor you're simply curious about the local marketβI'd love to be a resource for you.
Live the Tahoe Life.
